Over the last few years, the conversations I’m having with buyers have shifted noticeably. People arriving in the city are no longer just looking for a condo with a view. They want land. Privacy. Architecture. A neighborhood that actually feels like a place to live.

That demand is only growing. Between Formula 1, Art Basel, Ultra Music Festival, international soccer events, and the steady relocation of financial firms and entrepreneurs, Miami has become one of the world’s most dynamic lifestyle cities.

When someone serious about buying a house in Miami calls me, the first question is almost always the same: Where should I look?

Miami is full of neighborhoods, but when it comes to luxury single-family homes, a handful of areas stand out.

Coconut Grove

Coconut Grove remains one of the most appealing neighborhoods in Miami for buyers who want greenery, privacy, and a residential feel while still being close to everything.

The Grove is different from much of Miami. The streets are shaded by mature trees, the lots tend to be larger, and there’s a calmness to the neighborhood that people immediately notice.

Here you’ll find a mix of beautifully restored historic homes and striking new architecture tucked behind lush landscaping.

When we start looking in the Grove, the conversation usually narrows pretty quickly.

  • North Coconut Grove works well for people who want easy access to Brickell and the financial district. It offers beautiful residential streets just minutes from the center of the city.

  • South Coconut Grove tends to feel quieter and more private. The lots are larger, the streets are calmer, and you’re closer to the bay and marinas.

Today, many of the new luxury homes in the Grove fall somewhere in the $5 million to $15 million range depending on the lot, architecture, and proximity to the water.

Coral Gables

Coral Gables offers a completely different kind of luxury.

Founded in the 1920s, it was designed with Mediterranean architecture, wide boulevards, and grand residential planning. Many of the homes here feel like estates rather than houses.

If someone tells me they want iconic Miami waterfront living, Miami Beach is usually where we start the conversation.

The luxury single-family market here is defined largely by waterfront homes and private island neighborhoods.

  • North Bay Road remains one of the most sought-after residential streets in the city. The lots are large, the views stretch across the bay toward the skyline, and the homes are among the most impressive in Miami Beach.

  • The Sunset Islands offer gated island living just minutes from Sunset Harbour, which has become one of the best pockets of restaurants and cafés in Miami Beach.

  • The Venetian Islands attract buyers who appreciate modern architecture and dramatic water views between Miami and the beach.

  • And of course there’s Star Island, one of the most famous residential enclaves in the United States, known for its ultra-private estates and expansive waterfront lots.

Waterfront homes across these areas can range from around $10 million to well over $100 million depending on the lot size, dockage, and location.

Indian Creek

At the very top of the market, there is one neighborhood that has become impossible to ignore—Indian Creek.

This private island community has only a few dozen homes and its own police force. It is widely considered one of the most exclusive residential locations in the country.

Recently, Jeff Bezos made headlines when he purchased multiple properties there, drawing further attention to the island and its extraordinary level of privacy.

For buyers who want maximum security, deep waterfront, and absolute exclusivity, Indian Creek is in a category of its own.
