Miami Beach

Why Miami Beach exists

Miami Beach is a barrier island that was dredged and built into the most famous beach address in America. It exists because of the ocean on one side and the bay on the other, and because a century ago developers bet that people would pay almost anything to live between the two. They were right. The island is finite, the oceanfront and the bayfront are essentially spoken for, and that scarcity is the foundation under everything that trades here.

The capital that comes to Miami Beach is global and lifestyle-driven. It is not buying a commute. It is buying the water, the light, and a name the entire world recognizes. The buyer this island attracts wants the beach or the bay at the door and is willing to pay for a location that cannot be expanded. That is the lens for reading every building on it.

The Market

What Miami Beach actually is, versus what people think

Most people know South Beach as nightlife and crowds. The luxury reality sits a few blocks away and is almost the opposite: quiet, scarce, oceanfront and bayfront trophy addresses, concentrated in South Beach and South of Fifth, that trade among global buyers. The island has two coasts, and which one you are on changes the asset.

Ocean side and bay side are different decisions. The oceanfront is the core, the irreplaceable beachfront with the Atlantic at your door. The bay side, on the western edge, trades beach steps for skyline-and-bay views, marina access, and the fastest way on and off the island. Both are scarce. They simply serve different buyers and different ways of living here.

Irreplaceable location is the entire premium. They are not making more oceanfront in South Beach, and the bayfront at the island’s entrance is just as finite. The higher you go, the more the two coasts blur, ocean to the east, bay and skyline to the west, which is why floor and exposure matter as much as the building itself.

That is the logic behind the three I chose. Five Park sits on the bay at the very entrance to South Beach, the clean off-ramp when you want to be on the causeway in minutes, with high floors that still reach the ocean. The Ritz-Carlton Residences, above the historic Sagamore, and the Shore Club Private Collection, Robert A.M. Stern’s first oceanfront work, are both directly on the sand in the heart of South Beach, with sweeping views back across the bay as well. Different positions on one island, the same irreplaceable-location logic.

It competes on a different basis than Brickell or the Grove. Brickell is the vertical urban core. The Grove is the lush bayfront village. Miami Beach is the barrier-island beach address, the most lifestyle-driven and the most global of the three, and the one most defined by water on both sides.

On a finite island, the return is in location and exposure. Buy true oceanfront or true bayfront, choose your floor for the views that cannot be built away, and you own something the island can never reproduce. That is the difference between a trophy that holds and a unit that merely has an address on the Beach.

Featured Buildings

The signature addresses

These three are not a sampling of Miami Beach. They are three irreplaceable positions on one finite island, chosen on purpose. Five Park is bayfront at the entrance to South Beach, the gateway building, with high floors reaching to the ocean and the quickest exit to the causeway. The Ritz-Carlton Residences, above the historic Sagamore, and the Shore Club Private Collection, Robert A.M. Stern’s first oceanfront commission, are both directly on the sand in the heart of South Beach. I represent buyers and sellers across Miami Beach, but these are the addresses I use to show what irreplaceable location looks like on an island where they cannot make more of it.

The Bottom Line

Who wins in Miami Beach, and how to choose

Here is my position. On a barrier island, you are not really buying a building, you are buying a position, ocean or bay, and a floor. The buyers who do best in Miami Beach choose an irreplaceable location and the exposure that matches how they actually live, then let the island’s scarcity do the rest. Get the position right and the Beach rewards you for decades. Get it wrong and no amount of finish makes up for it.

The profile that fits the oceanfront core: the buyer who wants the beach at the door and the heart of South Beach around them. The profile that fits the bay gateway: the buyer who wants water and skyline views, marina life, and to be off the island and onto the causeway in minutes. Five Park is the clean off-ramp; the Ritz-Carlton and Shore Club are for being truly in it. Both are right, for different people.

What to watch: the real cost of oceanfront living, insurance, resiliency, and assessments; the difference a few floors make to your views and your light; and developer pricing versus what the resale market actually supports. My job is to make sure your position on the island is the right one before you commit to it.

Your Representation

Buying or selling in Miami Beach?

I am Barbara Gretsch, a Miami Luxury REALTOR® with Berkshire Hathaway HomeServices EWM Realty. I think of my work a little like a designer’s. A client who likes my eye tends to like how I work, because I approach a home the same way, selectively and with a point of view, toward what actually fits the person in front of me. The buildings on this page reflect that judgment, irreplaceable positions on the ocean and the bay. I represent buyers and sellers everywhere in Miami Beach, on price, terms, and what these homes are really worth, and what I bring is a clear sense of which addresses deserve your attention and why. If that resonates, let’s talk.
