South Florida has always been a place where the world meets. Buyers come from Latin America, Europe, and all over the U.S. It’s a global market, and the way your realtor presents a property should reflect that.
When I take on a listing, my responsibility is pretty straightforward. My job is to position the property so it reaches as many qualified buyers as possible and creates the conditions for a strong offer.
Some of the strongest buyers and opportunities I see come from relationships and conversations that start well before a property officially launches. Nonetheless, obtaining the best outcome for the client usually means going to the open market.
It’s simple economics. The more qualified buyers who see a property, the more opportunity there is for competition. And competition is what drives price. When demand is broad, the seller has the best shot at a strong outcome.
The Value of Global Visibility in a Local Market
There’s been a lot of conversation lately across the industry about how listings are shared and who gets access to them. I think it’s a healthy conversation to be having. At the end of the day however, it really comes back to one question. What approach gives the client the best chance to succeed?
In a market like South Florida, exposure matters. A lot. Many buyers are not local. They’re finding properties online, through agents in other markets, or through international networks. If your realtor limits exposure, you may miss the buyer who would have paid the most.
Of course, not every situation is the same. There are times when a more private approach makes sense. But that should be a strategic decision, not the default.
A Strategy Rooted in Results
For me, it always comes back to what’s best for the client. My role is to guide my clients, be honest about the options, and recommend the path that gives them the strongest opportunity for the best result.
Your realtor’s network matters. Their name matters. The company they align with matters. Those things signal how a property is going to be handled and how far it’s going to reach.
But at the end of the day, this is about fundamentals. When you expose a property to the widest pool of qualified buyers, you give the market the chance to do its job.
And when the market competes, sellers tend to win.
