Coconut Grove Luxury Condos

Four Seasons Private Residences Coconut Grove: Prices, Floor Plans, and What Buyers Should Know

Four Seasons Private Residences Coconut Grove is the first standalone Four Seasons residence in Miami, a building of just 70 homes rising twenty stories above Biscayne Bay. If you are weighing a purchase here, this is a clear look at what the building offers, what the residences cost, and what an independent buyer should understand before reserving.

What is Four Seasons Private Residences Coconut Grove?

It is a new, fully residential Four Seasons tower at 2699 South Bayshore Drive, on the Coconut Grove waterfront. This is not a hotel with condos attached. Every one of the 70 homes is private, served by a dedicated Four Seasons team, which is what gives the building its rarity and its long-term appeal.

It was designed for owners who want privacy, permanence, and a level of service usually reserved for the world’s finest hotels. You can see the full building overview on my Four Seasons Private Residences page.

Location: 2699 South Bayshore Drive

The address sits on the Grove waterfront, minutes from the sailboats of Biscayne Bay, the shops and cafes of CocoWalk, and some of the city’s best schools, with Brickell and the airport a short drive away. Coconut Grove is the rare pocket of Miami that feels like a real neighborhood and a resort at once, which is a large part of why these homes hold their value.

Prices and floor plans

Floor plans run from gracious two bedrooms to full-floor penthouses approaching 9,700 square feet, with ceilings close to eleven feet and private terraces framing the bay. Current developer guidance:

  • Two bedroom: from $5.6M, bay and garden exposures with generous great rooms and terraces.
  • Three bedroom: from $8.1M, corner layouts with primary suites and wraparound outdoor living.
  • Four bedroom and penthouses: from $12.1M, the largest homes in the building, up to roughly 9,700 square feet.

Pricing is developer guidance and is subject to change and availability. For the current price list and which residences are actually available, reach out and I will send it.

Amenities: the Four Seasons standard at home

Residents have a dedicated Four Seasons concierge and lifestyle management, 24-hour valet and security, a resort-style waterfront pool deck with private cabanas, a full-service spa with hammam, sauna, and cold plunge, a fitness center and yoga studios, private dining rooms, a resident lounge and bar, a library and co-working spaces, a children’s playroom, and landscaped gardens. The idea is simple: the care of a great hotel, in a home you own.

Who is building it

The developer is Ugo Colombo’s CMC Group together with Fort Partners, the team behind the celebrated Four Seasons at The Surf Club. In pre-construction, the track record of the developer matters as much as the renderings, and this is a team that has delivered at this level before.

Is it a good buy? What buyers should know

A building like this can be an excellent purchase, but a few things are worth understanding before you sign. New construction contracts are written to protect the developer, deposits are substantial and staged, and the on-site sales team, however gracious, works for the developer, not for you. Independent representation costs you nothing extra and protects you on price, terms, and what the home is genuinely worth against comparable Grove buildings like Park Grove and Vita at Grove Isle.
