Park Grove Coconut Grove: Resale Prices, the Towers, and What Buyers Should Know

Park Grove is the first U.S. residential work by Pritzker Prize winning architect Rem Koolhaas and his firm OMA, a five-acre bayfront enclave of three sculptural towers in Coconut Grove. On the resale market it remains one of the neighborhood’s most sought-after addresses. Here is what to know before you buy.

What is Park Grove?

Park Grove sits at 2701 South Bayshore Drive, developed by Terra and The Related Group. Conceived as a literal grove rising from Enzo Enea’s gardens, it pairs OMA’s architecture with interiors by Meyer Davis and kitchens and baths by William Sofield. See the full overview on my Park Grove page.

The three towers

  • One Park Grove: the tallest of the three, with full-floor and half-floor residences and the widest bay views.
  • Two Park Grove: intimately scaled homes wrapped in terraces, set into the gardens.
  • Club Residences: boutique homes above the amenity level, closest to the waterfront promenade.

Because Park Grove is now a resale building, there is no fixed developer price list. Pricing varies by tower, line, floor, and view, and moves with the market. I can send current listings and recent closed sales so you know what a residence is really worth.

Amenities

The grounds include five acres of Enzo Enea gardens with sculpture and bay frontage, bayfront pools and sun terraces, a fitness center, spa, and treatment rooms, residents’ lounges and private dining, 24-hour concierge, valet, and security, children’s amenities, a curated art program, and direct access to the Coconut Grove waterfront.

Is it a good buy? What buyers should know

Park Grove’s design pedigree and waterfront position have helped it hold value, but resale is its own game. Pricing between similar units can vary widely, and the right read on comparables is what protects you. A buyer’s agent helps you negotiate and avoid overpaying, and weigh it against other Grove options like Four Seasons and Vita at Grove Isle.
