Brickell Real Estate: The Tower Boom and What It Means for Property Values

Drive down Brickell Avenue and it’s impossible to miss the transformation. Cranes dominate the skyline, often sitting directly beside towers that are barely a decade old. While Brickell remains Miami’s financial epicenter, the neighborhood has rapidly evolved into a primary residential powerhouse. A major new wave of development is altering the landscape, setting new benchmarks for Brickell real estate.

I spend a lot of time in Brickell, and I see the definition of “luxury real estate” shifting at breakneck speed . A building considered top-tier five or ten years ago now finds itself competing with branded residences, private clubs, hotel-level amenities and prices that would have seemed unthinkable a decade ago.

The Pipeline Behind the Tower Boom Is Enormous

An estimated 2,794 new ultra-luxury condo units are expected to arrive in Brickell between 2026 and 2030, according to a building-by-building count in the Brickell Real Estate Market Report, Q1 2026. That’s on top of approximately 11,126 units built in the neighborhood since 2000.

Put another way, Brickell is on track to expand its residential footprint by roughly a quarter of everything built over the last 25 years in less than five. And these aren’t ordinary condo projects.

  • The Residences at Mandarin Oriental is bringing 220 units, with pricing starting north of $4 million.
  • St. Regis Residences Miami is adding 152 residences, with prices ranging from $4 million to $35 million for penthouses.
  • Cipriani Residences Miami is expected to bring another 397 units.
  • Baccarat Residences Miami plans to add 360 units.

I have mixed feelings about the explosion of branded residences in Brickell real estate. For some affluent buyers, a prestigious global brand offers immediate reassurance regarding service levels, hospitality management, and amenity execution. But a residential tower operates differently than a hotel, and a recognizable name alone doesn’t guarantee long-term asset appreciation.

What This Means for Existing Brickell Condos

This is where the Brickell real estate market becomes particularly compelling, especially for current homeowners evaluating equity or buyers deciding between pre-construction and existing towers.

Decoding the Market Data

Some of Brickell’s stronger existing buildings (specifically those with good management, healthy robust financial reserves and desirable views) are trading around $1,100 per square foot. Meanwhile, the ultra-luxury pre-construction pipeline is setting benchmarks north of $2,100 per square foot. That’s a very big gap.

Across the broader Brickell real estate market, the average Q1 2026 closing price settled around $666 per square foot, with early 2026 closings landing about 13% below early 2025 levels. Average days on market for Brickell condos increased to 107 in 2025, pushing inventory to roughly 19 months of supply.

High Inventory Creates Opportunity for Resale Buyers

Rather than signaling a fundamental downturn, these metrics reflect a classic market rebalancing. Instead, I see a market with a lot of inventory and buyers who know they don’t have to rush. Elevated inventory levels allow buyers to make deliberate, well-researched decisions and returns meaningful negotiating power to resale buyers (an advantage rarely seen in recent years).

Crucially, the massive price gap between pre-construction and existing buildings acts as a cushion for top-tier resale properties. A prime, well-maintained condo priced at roughly half the cost per square foot of an unbuilt tower represents a compelling value proposition.

However, this value play does not apply to all Brickell real estate equally. Building-level scrutiny is paramount. Reserves, structural assessments, insurance costs, association management, and physical age separate resilient assets from underperforming ones. In a shifting market, a building’s balance sheet is just as critical as its floor plan.

Who’s Actually Buying Brickell Real Estate Right Now?

Cash buyers continue to drive the market, accounting for nearly 60% of all closed Brickell condo sales in 2025.

This high concentration of liquidity shapes local real estate dynamics. Unencumbered by high interest rates, cash buyers have options. Many are actively weighing the lifestyle benefits of immediate occupancy in an established luxury residence against paying a 50% to 100% premium for a project that won’t be delivered for several years.

To me, this creates one of the most attractive strategic entry points in Brickell real estate right now. While ultra-luxury new construction continues to push the absolute price ceiling higher, it won’t lift all resale properties uniformly. Instead, it creates sharp contrast, highlighting the value of established, top-tier buildings. Particularly when the difference in price approaches $1,000 per square foot.

Two Questions Buyers and Sellers Ask About the Pipeline

1. Will all of these new towers hurt my resale value?

Not necessarily. While new inventory creates competition, ultra-luxury developments also establish much higher pricing benchmarks across the neighborhood. A prime existing building priced well below nearby pre-construction stands out as a smart value play rather than a compromise.

2. Is now a good time to buy resale real estate in Brickell?

For buyers seeking leverage, yes. With close to 19 months of supply, buyers enjoy negotiating room on both price, contingencies and closing timelines. However, success hinges on due diligence. Analyzing the building’s HOA reserves, upcoming capital improvements, and structural assessments is just as crucial as evaluating the unit itself.

Brickell is no longer a single, uniform market. A 20-year-old tower, a five-year-old luxury building and a $2,000-plus-per-square-foot branded residence may sit within a few blocks of one another, but they cater to entirely distinct buyer profiles. Navigating these nuances requires granular, building-by-building analysis.
